Our client in the property sector is seeking to recruit a Property Technician who will report to the Property Manager. The incumbent is a skilled professional who will provide technical support and assistance in the management and maintenance of properties.
Responsibilities:
Property Inspections:
- Conduct regular inspections of properties to identify maintenance issues, safety hazards, and potential problems in line with agreed plans and/or procedures
- Carry out visual checks on plant and equipment, including but not limited to electrical sub-meters on a daily basis.
Maintenance and Repairs:
- Perform minor repairs and maintenance tasks such as fixing leaky faucets, repairing broken fixtures, replacing light bulbs, and painting.
- Maintain plant, equipment, furniture and fittings and drainage systems, in accordance with company procedures.
- Coordinate with contractors for major repairs and maintenance work.
- Ensure that repaires on plant, equipment, furniture and fittings are carried out promptly and in line with company procedures.
Troubleshooting:
- Identify and troubleshoot issues with property systems and equipment.
- Take appropriate actions to resolve these issues or escalate them to the appropriate personnel.
- Ensure that equipment under the incumbent's responsibility is serviced as per agreed plans and/or schedules and that they are in good working condition.
Emergency Response:
- Respond promptly to emergency situations, such as floods, power outages, and severe weather events.
- Take necessary steps to minimize property damage, ensure safety, and coordinate with relevant authorities or emergency services as required.
Documentation and Reporting:
- Maintain accurate records of property inspections, maintenance activities, repairs, and expenditures.
- Prepare detailed reports on property conditions, repairs needed, and completed work.
- Record of property maintenance checklist and follow up on non-compliance noted.
- Ensure that vacated leased premises are cleaned and readied for occupation by new tenants.
- Take CEB, CWA meter and sub-meter readings for recharging purposes.
Compliance and Safety:
- Stay updated on building codes, safety regulations, and industry standards relevant to the properties under management.
- Ensure that properties meet all applicable codes and standards, and implement necessary safety measures.
- Ensure that properties are safe and void of any danger to their occupants, visitors, and workers at all times.
Vendor Management:
- Coordinate with vendors, contractors, and suppliers for maintenance supplies, equipment, and services in line with company's procurement and ethics policies.
Tenant Relations:
- Interact with tenants, respond to their inquiries or concerns related to property maintenance, and address their needs in a professional and timely manner.
- Maintain positive tenant relations to ensure high tenant satisfaction.
Training and Development:
- Stay abreast of industry trends, technological advancements, and best practices in property management and maintenance.
- Participate in training programs to enhance technical skills and knowledge.
Profile:
- National Trade Certificate (NTC) 3 or equivalent.
- 3+ years' general maintenance experience.
- Good work ethics.
- Good communications skills.
- Basic computer skills and knowledge of MS office.
- Driving license.
