The Center Manager is responsible for the overall management, administration, and operations of the shopping mall or retail center. They oversee tenant relations, facility maintenance, security, maintenance management, marketing, and financial performance to ensure the success of the mall.
Key Responsibilities:
Facilities / Compliance
Facility Management:Oversee all aspects of facility maintenance, including cleanliness, repairs, renovations, and improvements to ensure a safe and attractive environment for shoppers.
Security and Safety: SImplement and maintain security measures to protect the mall, tenants, and customers. Develop emergency response plans and ensure compliance with safety regulations.
Cleaning and Sanitation: Organize sanitation services to uphold safety and hygiene standards.
Compliance: Ensure compliance with all applicable laws, regulations, and industry standards.
Maintenance Management
Ad hoc & Preventive maintenance: Establish and oversee ad hoc and preventive maintenance programs for optimal functionality.
Process Optimization: Analyzing existing processes and workflows to identify areas for improvement and implementing changes to increase efficiency, reduce costs, and enhance quality.
Minimize operational disruption: Collaborate with maintenance manager and teams to swiftly address issues and reduce operational downtime.
Operational efficiency: Maintain meticulous records of maintenance activities and propose enhancements to enhance operational efficiency.
Performance Monitoring: Establishing key performance indicators (KPIs) and metrics to track the performance of your department or division. Regularly monitoring these metrics to assess performance and identify opportunities for improvement
Tenants Relationship / Tenant Mix / Customer Service / Community engagement/ Place making
Tenant Relations: Manage relationships with tenants, including leasing agreements, tenant inquiries, dispute resolution, and ensuring tenant compliance with mall policies and regulations.
Tenant Recruitment: Identify potential tenants, negotiate lease agreements, and oversee the leasing process to maintainoptimal occupancy levels and tenant mix.
Customer Service: Ensure high standards of customer service throughout the mall, including resolving customer complaints, monitoring feedback, and implementing improvements to enhance the shopping experience.
Community Engagement: Represent the mall in the local community and build positive relationships with stakeholders, including local authorities, businesses, and residents.
Placemaking: Create a better experience for customers and bring the community together by strategically designing and organizing spaces.
Marketing & Events
Marketing and Promotion: Develop and implement marketing strategies to attract shoppers, increase foot traffic, and promote tenant sales. Collaborate with tenants on promotional events and advertising campaigns.
Management / Reporting / Analysis / Controle de Gestion
Financial Management: Prepare and manage the mall's budget, including, operating expenses, and capital expenditures. Monitor financial performance and implement cost-saving measures to maximize profitability.

Reporting and Analysis: Generate reports on mall performance, including sales data, occupancy rates, and customer demographics. Analyze data to identify trends, opportunities, and areas for improvement.
KPI: To enhance the asset value and performance of the mall by focusing on the following aspects:
Increasing footfall traffic
Managing tenant turnover effectively
Improving customer satisfaction index (CSI) for visitors
Enhancing CSI for tenants
Reducing the number of incidents
Lowering debtor’s level
Maximizing mall occupancy percentage
Diploma or Degree in Business Management, Facilities Management, Engineering, Operations Management, or a related field.
Minimum 5–7 years of experience in retail property management, facility or operations management, preferably in commercial real estate or retail environments.
Proven track record in managing tenant relations, operations, leasing, and marketing within a retail environment.
Strong ability to manage budgets, forecasts, and financial reporting.
Strong leadership and people management skills.
Excellent communication, negotiation, and interpersonal skills for dealing with tenants, vendors, and stakeholders.
Sound technical knowledge of building systems (electrical, HVAC, plumbing, etc.).
Proficient in Microsoft Office and facility/maintenance management systems.
