Property Lead

Summary

As a Property Lead overseeing the operations of multiple buildings, your primary responsibilities will include, but are not limited to:

Lease Management:

  • Oversee lease agreements, renewals, and negotiations.
  • Ensure compliance with lease terms and conditions.
  • Manage tenant relations and address concerns promptly.

Financial Management:

  • Develop and monitor property budgets.
  • Implement cost-effective measures to maximize profitability.
  • Handle financial reporting and analysis.

Maintenance and Repairs:

  • Coordinate and supervise maintenance and repair activities.
  • Conduct regular property inspections.
  • Ensure properties meet safety and building code standards.

Tenant Relations:

  • Address tenant inquiries and concerns in a timely manner.
  • Foster positive relationships with tenants to enhance tenant satisfaction.
  • Implement strategies to attract and retain tenants.

Vendor Management:

  • Source and manage vendors for various property services.
  • Negotiate contracts and ensure service quality.
  • Monitor vendor performance and adherence to agreements.

Risk Management:

  • Implement risk management strategies for property assets.
  • Ensure compliance with insurance requirements.
  • Handle emergency situations and develop contingency plans.

Legal Compliance:

  • Stay abreast of local and state regulations affecting property management.
  • Ensure properties comply with all legal requirements.
  • Manage eviction processes when necessary.

Market Analysis:

  • Conduct market analysis to determine rental rates.
  • Recommend adjustments to stay competitive in the market.
  • Stay informed about industry trends and market conditions.

 

 Qualifications

To excel in this role, you should possess the following qualifications:

Education:

Bachelor's degree in Business Administration, Real Estate Management, or related field.

Experience:

Proven experience in property management, preferably overseeing multiple buildings.

Familiarity with financial principles and budget management.

Certifications:

Possession of relevant certifications such as Certified Property Manager (CPM) is advantageous.

Technical Skills:

Proficient in property management software.

Strong knowledge of property laws and regulations.

Communication Skills:

Excellent written and verbal communication skills.

Ability to negotiate and resolve conflicts effectively.
