Job Description
Novaterra is the property development arm of Terra Group, shaping mixed-use, residential and commercial projects that create lasting value for communities in Mauritius. We are looking for a driven development professional to help bring our next projects from vision to reality.
Reporting to the Head of Development, you will lead property projects from opportunity to delivery, balancing strategy, financial discipline and strong stakeholder relationships.
What you will do:
Development strategy and project delivery
- Lead and implement property development projects in line with Novaterra's development strategy.
- Oversee project delivery, coordinating consultants and contractors to deliver on time and within the approved budget.
- Monitor project programmes and ensure alignment with financial models and forecasts.
- Contribute actively to the company's strategy, decision-making and capability building.
Feasibility and business opportunities
- Prepare development reviews, feasibility studies, risk evaluations and due diligence assessments.
- Identify and analyse new development opportunities, bringing innovative solutions and sound business judgement.
- Engage with new prospects and strategic customers to open business development conversations.
- Support the achievement of pre-sales and leasing targets in line with the development delivery model.
Risk, compliance and contracts
- Identify, manage, mitigate and report project risks.
- Manage documentation for funder, consultant and contractor agreements.
- Oversee legally binding agreements across all phases of development delivery.
- Ensure compliance with relevant legislation and contractual obligations.
Stakeholder management
- Build and maintain effective relationships with internal and external stakeholders.
- Lead consultations with authorities, partners and third parties.
Reporting and continuous improvement
- Prepare timely, accurate and professional internal and external reports.
- Contribute to improving ways of working across the team.
Profile:
- A degree in Property Development, Quantity Surveying, Civil Engineering, Architecture or a related field.
- At least 7+ years' experience in property development or project management.
- A postgraduate qualification/recognised project management certification (e.g. PMP) or professional membership is an advantage
- Strong financial acumen, including feasibility and financial modelling
- Knowledge of the Mauritian property and regulatory landscape
- Strong interpersonal and stakeholder management skills, with the ability to build trust across all levels of the organisation
- Fluent in English and French
