Job Description

Responsibilities:

1. Project Feasibility, Economics and Investment Analysis

  • Assess development opportunities for Service Stations and Shop, Food & Services (SFS) projects, including new developments, KDRB initiatives, major renovations and new business concepts.
  • Participate actively in onsite meetings to define the scope of work together with Commercial Project Developer and Promoter
  • Elaborate preliminary project design, review and finalise same with Retail and Project team and the Promoter
  • Conduct comprehensive feasibility studies and evaluate the technical, operational and financial viability of proposed projects using appropriate investment metrics, including EBITDA, NPV, IRR, payback period and cash-flow analysis.
  • Develop and maintain project financial models, ensuring that key business assumptions are properly validated, including volumes, margins, revenues, operating costs, capital expenditure and implementation timelines.
  • Work closely with the Commercial Project Developer to ensure that commercial assumptions, negotiated terms, partnership proposals and market opportunities are accurately reflected in project evaluations.
  • Work closely with the Commercial Project Developer with regards to project permitting process application and follow up
  • Contribute to the development and continuous improvement of business models supporting Service Station and SFS development initiatives.

2. Project Development & Execution Coordination

  • Prepare and maintain project charters and follow up on the approval process for development projects.
  • Define project objectives, scope, business rationale, financial targets, milestones and key assumptions.
  • Coordinate project kick-off activities and ensure alignment among all relevant stakeholders.
  • Act as the focal point for the business case throughout the project lifecycle, ensuring alignment between approved assumptions and project execution.
  • Work closely with the DEX Project Team throughout project development and execution to monitor progress and support delivery in line with approved project objectives.
  • Track project progress against approved scope, budget, schedule and key milestones.
  • Identify, escalate and support the resolution of issues that may impact project delivery, project economics or expected returns.
  • Coordinate project review meetings with DEX, Finance, Commercial and other stakeholders, as required.
  • Support project commissioning, operational handover and project closure activities.
  • Ensure that all project documentation is properly maintained and available for future review and post-investment assessment.

. Investment Analysis, Reporting & Governance

  • Maintain regular exchanges with the Regional Business Development Expert and other relevant stakeholders on project technical and financial assessments.
  • Ensure that project risks, assumptions, financial evaluations and recommendations are clearly documented, justified and traceable.
  • Control development budgets through AFEs, purchase requests and coordination with the Finance Department.
  • Monitor approved investment budgets, expenditures, commitments and budget liquidation throughout project execution.
  • Analyse variances between approved business cases and evolving project requirements and provide recommendations where necessary.

4. Portfolio Performance, Segmentation & Continuous Improvement

  • Participate in Retail Network and SFS segmentation exercises in collaboration with relevant internal stakeholders.
  • Translate segmentation outcomes into investment priorities, development roadmaps and project recommendations.
  • Contribute to post-investment analysis for completed projects.
  • Contribute to portfolio optimisation, network planning and development strategy through structured financial and operational analysis.
  • Promote the continuous improvement of project evaluation methodologies, reporting processes and investment decision-making frameworks. 

  •  Qualifications
  • University Degree in Finance, Business, Economics, Engineering or related discipline.
  • Minimum 5 years' experience in project development, investment analysis, financial modelling or business planning.
  • Strong financial modelling and investment analysis skills.
  • Experience in project coordination and management.
  • Strong analytical, communication and presentation skills.
  • Thorough, methodical and organised approach to work.
  • Advanced proficiency in Microsoft Excel, PowerPoint and Word.
  • Valid driving licence.
